EXTERIOR CLEANING FOR WILLIAMSBURG AND NEARBY CITIES
Organic growth builds up on the buildings, breezeways, and walkways of a Williamsburg apartment community. In this humidity, it comes back faster than it would in a drier climate. At Safari Softwash, we soft wash each building from the top down, moving from the roof and gutters to the ground-level hardscape. Call us at (757) 793-1951 to clear it off your property.
The same soft wash method works on every building here. We adjust the solution strength to match the cladding, and the pressure on the walls never changes.

We work on garden-style and low-rise buildings one at a time, from the roof down to the hardscape at ground level.

For taller blocks, we bring ladders to reach the upper-level balconies. We clean straight-wall buildings up to 55 to 60 feet from the ground. Anything taller, or anything that needs us working off the structure rather than from the ground, we’ll talk through with you before we quote it.

Villa blocks clean up the same way. We fold them into the overall property scope so they aren’t a separate trip.

Townhome and condo blocks are soft washed top to bottom as well, measured in with the rest of the buildings on the plan.

Clubhouses come clean as part of a full-property job, or we’ll quote one on its own if that’s all you need.

Carports and breezeways are part of our standard property scope. We soft-wash the structure and keep pressure low on ground-level walking surfaces.
Here’s why property managers hand us the whole property instead of a single building.

Large properties are where we’re most at home. HOA neighborhoods, apartment complexes, and retirement communities get a written schedule showing which buildings we’re cleaning each day, notices hung for residents a day ahead by us rather than the property office, and work timed around the community’s routine so nobody’s afternoon at the pool gets ruined. That’s a lot fewer resident calls landing on your desk.

You call about a building wash. We look at the whole property: breezeways, balconies, windows, roofs, gutters, sidewalks, curbs, drain pans, pool decks, pool furniture, and clubhouses. That’s one visit, one schedule, and nothing on the property left for a second trip later.

No power washer ever touches a vertical surface on your buildings. The walls and roofs get low pressure and high volume. We save the power washers for sidewalks, curbs, and the rest of the hardscape, which keeps the cladding safe on every building.

Our crew moves potted plants and belongings off balconies and patios, then puts everything back when the building is done. Residents don’t have to clear anything out before we arrive.
Reach us by phone, text, email, or the website form. We open with your budget and build the scope to fit it, rather than handing you a number you’ll turn down. We measure most properties remotely using satellite imagery and city assessor records. Where that isn’t enough, we visit and fly a drone over the roofs, gutters, and debris you can’t see from the ground. We confirm water access before we quote.
We email you an options menu: every item the property could use, itemized. You pick and choose what you want done and what you can wait on.
You get a written building schedule up front. It shows the running order so you and your residents can follow the progress day to day.
Our crew hangs the resident notices 24 hours before we reach each section. That’s handled in-house, so it’s one less thing on your plate.
Now the buildings. We soft wash each one from the top down: roof, gutters, building face, then windows. Working in that order means nothing we’ve cleaned gets dirtied by what comes after. Our soft wash systems run low pressure, high volume, with sodium hypochlorite (plain bleach) set to the strength the cladding will take, then a gentle rinse. Ladders get us to the upper-level balconies.
The hardscape comes last. We bring the power washers to the sidewalks, curbs, drain pans, and pool decks, cleaning the ground only after we finish the buildings above it.
No deposit comes up front. We send the first invoice the day work begins, and bill the rest section by section as we finish.
We quote every apartment complex individually, based on the total square footage across the property. It’s always a custom number, not a flat rate, and whatever you decide to have done is itemized on the options menu.
No, not for most of the work. The exterior cleaning that makes up most of the job doesn’t require anyone to be home. If there’s a unit we need to reach and can’t, we leave a door hanger. It asks the resident to call us directly to reschedule, rather than routing back through the property office.
It depends on the size of the property, anywhere from a few hours to several weeks. A small standalone item is quick; a large multi-building community runs much longer. Either way, the written schedule you get up front shows the full timeline before we start.
On apartment and commercial jobs, we tie into a fire hydrant under an annual rental agreement with the water department. We don’t haul water to a site. If a property has no workable water access, we’ll tell you straight and decline the job rather than work around it.
Tell us what you’ve set aside for the job, and we’ll shape the work to match that budget instead of a number you’d never approve. The estimate is free, and we can measure most Williamsburg properties without an on-site visit. When you’re ready to clean up your buildings, call us at (757) 793-1951, and we’ll start from your number.
