EXTERIOR CLEANING FOR WILLIAMSBURG AND NEARBY CITIES
Those dark streaks spreading across your roof are algae, not dirt, and no amount of rain washes them off. Williamsburg’s humidity and heavy tree cover create the conditions that growth needs to keep spreading. We soft wash every roof at Safari Softwash, applying the cleaning solution at low pressure and letting it work on the algae. Call us at (757) 793-1951, and we’ll take a look at those streaks.
Every roof we clean gets the same low-pressure soft wash. What changes from one material to the next is the solution strength.

Asphalt shingle is the most common roof around here, and it’s where that dark streaking shows up worst. The stain is a living algae called Gloeocapsa magma, which feeds on the shingle surface. We soft wash it, adjusting the solution strength to the shingle and the growth’s heaviness.

Oxidized metal needs a light touch. Too strong a solution, or even walking the wrong roof, can disturb the oxidation and leave marks behind. We keep concentrations low on metal for exactly that reason.

Tile takes the same low-pressure soft wash, with the solution strength matched to the material.

Slate is cleaned the same gentle way, at low pressure, with the concentration dialed to the material.

Cedar shake gets the weakest solution of all. Too strong a mix starts breaking down the lignin, the natural binder that holds the wood fibers together. That furrows the surface and roughens it, so we keep the concentration low on cedar.

Some homes have flat sections topped with TPO or rolled rubber membrane. Those run the same apply-and-rinse cycle as every other roof we clean.
We never tarp plants on a roof job, and that’s deliberate. Throw a tarp over a shrub on a hot day, and you’ve built a greenhouse. The plant gets thermally shocked and drops its leaves, and people blame the cleaning solution for damage the tarp actually caused. We work with the Three Ds instead: Divert, Dilute, Decontaminate. Divert means controlling where the runoff goes, including bagging the downspouts to recapture it before it leaves the roof. Dilute means flooding the landscaping with water so nothing sits at full strength. Decontaminate is where we stay honest: we haven’t found a product that truly neutralizes sodium hypochlorite, so our weight goes on diverting and diluting instead.
Three things really separate our roof cleaning from the next quote you’ll get, and each one matters to you as the homeowner.

Plenty of companies say they soft wash. We actually do it, on every roof. Soft washing means low pressure, high volume: the solution kills the algae, not brute force. It’s where our approach differs most from other local outfits, and it’s why your shingles come clean without being blasted.

You see what we see: the growth, the debris, the spots you can’t make out from the ground. Those photos come with your options menu, so you decide with the full picture in front of you.

Clearing your gutters is part of every roof cleaning, not a separate line item. There’s a practical reason: the runoff has to go somewhere, and it can’t drain if the gutters are packed. So we clear them first, every time, built into the job.
Reach out by phone, text, email, or the form on our site. We measure most roofs remotely using satellite imagery and city assessor records, so you don’t need to book an appointment. If we can’t see everything that way, we’ll visit and fly a drone over the roof and gutters. We’re sizing up the roof: what it’s made of, the pitch, the access, and how much growth and debris we’ll be clearing. Want us there in person regardless? Just ask.
We email you an itemized proposal, your options menu. We list every service the property could use on its own, priced separately. You pick what you want. There’s no single take-it-or-leave-it bundle.
Once you approve the menu, we get you on the calendar. No deposit, no money up front. You’ll get an email reminder about a day ahead, and a text the day before or the morning of.
Before any solution goes down, we clear the gutters, since that’s part of the roof cleaning. We bag the downspouts so the runoff is caught right at the gutter line, and we water down the landscaping around the house.
Now the actual cleaning. We apply the solution at low pressure through our soft wash system. That solution is sodium hypochlorite, the professional name for bleach, mixed to the strength the roof material calls for. Then we let it work on the algae.
On most roofs, we rinse and repeat the cycle until we get the result. Asphalt shingles are the exception. We leave it unrinsed on purpose most of the time. The solution keeps working into the shingle, and the first good rain finishes the rinse for us. Runoff areas get diluted with water throughout.
On a residential roof, you pay once the work is finished, not before. Not happy with something? Say so. We stand behind every roof we clean, and we’ll come back to fix it.
We price every roof individually based on its height, pitch, accessibility, level of organic growth, and any debris that needs to be cleared first. After we inspect the roof, we’ll include your final price with the service options we provide.
A few discounts can bring that down:
Here’s exactly what we stand behind, and the one thing we won’t pretend to.
Most roof cleanings run between two and eight hours. Where yours lands depends on the roof itself. A bigger, steeper, more overgrown roof sits at the top of that range.
If we get to your roof and see there’s no point cleaning it, we’ll tell you and won’t take the job. Some roofs are past the point where cleaning helps, and we’d rather say so than take your money for nothing.
Yes, when it is used properly. We clean with sodium hypochlorite, the same active ingredient found in bleach, and adjust the strength based on the roofing material. We also follow EPA guidelines for application and take steps to protect surrounding plants and landscaping. You can read more about that process above in the Three Ds.
Getting a quote is free, and we can price most roofs remotely, so there’s usually no appointment to set up. Reach us by phone, text, email, or the form on our website, whichever is easiest. If your Williamsburg roof is wearing those dark streaks, we’ll take a look and tell you straight what it needs. Call us at (757) 793-1951.
